Right-size

Right-sizing starts with the life you want to live

Compare daily life, capital released and the practical cost of moving.

A smaller home may release capital or reduce upkeep. It may also introduce compromises that are difficult to see in a price comparison. Start by describing an ordinary week in the home you want next.

Define what must still work

List the people who visit or stay, your transport needs, medical access, hobbies, storage and the routes you take each day. Consider lift access, walking distances and whether the layout would still work if mobility changes. A smaller floor area does not automatically mean an easier home.

Compare staying as a real option

Include staying, adapting the current home and moving in the comparison. Estimate the upkeep and carrying costs of each option. Then add moving costs, renovation, purchase costs and temporary accommodation where relevant. Capital released is one outcome; the quality of daily life is another.

Do not treat every resale-HDB move the same

HDB announced the removal of the 15-month wait-out period for private owners purchasing non-subsidised resale flats without an HDB housing loan in 2026. That change is not a blanket confirmation of eligibility for every HDB purchase. Check the intended flat, financing and household profile with HDB.

For owners aged 55 and above, CPF housing refunds may first replenish the Retirement Account to the required retirement sum, with the balance remaining in the Ordinary Account. Do not assume the full refund can immediately fund the replacement home.

Agree on the family priorities

Use a scorecard with your own weights for location, accessibility, upkeep, family proximity, liquidity and future flexibility. If family members score an option differently, discuss the reason before debating the final property.

A Right-Size Review should help make those tradeoffs visible. The best next home is the one that fits the household’s priorities and constraints, including the things a financial spreadsheet cannot capture.
