Your sale price is not your next-home budget

Separate cash, CPF and borrowing before deciding what comes next.

A strong selling price can create options. It does not, by itself, tell you what you can safely spend on the next home. Start with three separate questions: what cash remains, what CPF can be used, and what financing is available?

Start with a simple illustration

Assume a sale at S$900,000, an outstanding mortgage of S$250,000, a required CPF refund of S$300,000 and S$25,000 in selling costs. The simplified cash residual is S$325,000. These are hypothetical inputs, not a valuation or fee quotation. Selling costs must include any applicable stamp duty, legal fees, negotiated commission and GST, redemption charges and other amounts.

The CPF refund remains your money within CPF. It is not the same as unrestricted cash. CPF Board explains that housing refunds can include principal, accrued interest and, where applicable, a pledged amount. Retrieve the actual refund figure from your CPF Home Ownership Dashboard.

Keep the next purchase separate

The S$325,000 figure is not a complete affordability assessment. Your next purchase has its own cash requirements, stamp duties, renovation and moving costs. Loan approval, the availability of CPF and the dates on which funds become available need separate confirmation.

A useful worksheet has four columns: cash available, eligible CPF, approved borrowing and timing. Money that exists but arrives after an obligation falls due may not solve that obligation.

Test a less comfortable outcome

Repeat the worksheet with a lower sale price and a longer selling period. Add your own renovation and temporary-housing buffer. If the plan only works at the highest hoped-for price, the next step is to revise the plan before committing to a purchase.

Bring your loan redemption statement, CPF refund figure and expected moving requirements to a Transition Review. Estimates are a starting point; documents and advice from the relevant professionals turn them into a usable plan.
